As the organisation continues to expand its modular offering and secure new frameworks, they are now looking to strengthen their commercial function with the appointment of a skilled and commercially astute Commercial Manager to support project delivery and business performance.
Working Environment & Projects
You will be joining a commercially focused project delivery team working on large-scale modular construction schemes in and around Dublin. These projects are technically sophisticated and fast-moving, requiring a high level of commercial oversight and close coordination with procurement, design and construction teams throughout the full project lifecycle.
The working environment is fast-paced but highly supportive, with experienced leadership providing direction while empowering their commercial teams to take ownership of their responsibilities. There is a strong emphasis on structured commercial management, early identification of risk, and proactive resolution — qualities that are valued and rewarded at all levels.
You will gain broad exposure across a range of commercial activities, from early-stage procurement and contract formation through to final account settlement. The modular nature of the projects provides a particularly stimulating environment, with opportunities to engage in value engineering, supply chain development and programme-linked commercial strategies that are increasingly in demand across the Irish market.
Based in Dublin, this is an office and site-based role offering a strong blend of strategic commercial involvement and hands-on project engagement, within a business that continues to invest heavily in its people and its future.
- Manage all commercial activities across modular construction projects from pre-contract through to final account
- Prepare, review and negotiate subcontract and supply chain packages in line with project requirements
- Monitor and report on project costs, valuations and cash flow, ensuring commercial targets are met
- Administer main contracts and manage the full subcontract procurement and payment process
- Identify and manage commercial risk, raising early warnings and implementing mitigation strategies
- Prepare and submit interim applications for payment and manage the assessment and agreement of variations
- Provide regular commercial reporting to senior management and support project reviews
- Develop and maintain strong working relationships with clients, consultants and key supply chain partners
- Support and mentor junior commercial team members and contribute to team capability development
- Proven experience as a Commercial Manager or Senior Quantity Surveyor within the construction sector
- Strong background working on modular, offsite, or technically complex construction projects is highly desirable
- Degree qualified in Quantity Surveying, Commercial Management or a related discipline
- Solid understanding of standard forms of contract (NEC, FIDIC, or RIAI) and contract administration
- Excellent analytical and numerical skills with strong attention to detail and commercial judgement
- Confident communicator with proven ability to manage client and stakeholder relationships at a senior level
- Eligible to work in Ireland and based in or willing to relocate to the Dublin area
