Job Description

GEDON Executive is seeking an experienced and strategically minded Commercial Manager to join a successful Medium-Sized Builder operating across Ireland and the UK. This pivotal role, based in the Cork/Limerick region, will be responsible for the overall commercial performance, governance, and risk management of a diverse portfolio of Residential and Commercial new build projects.

With a competitive salary range of €100,000 to €120,000, this position requires a proven leader capable of maximizing profitability and ensuring contractual compliance across both Irish and UK contracts.

Key Responsibilities

• Commercial Strategy & Leadership: Lead and manage the entire commercial function for assigned projects, defining and implementing strategies to optimize project profitability and achieve annual commercial targets.
• Dual Market Contractual Governance: Provide expert advice on the interpretation and administration of construction contracts used in both the Irish market (RIAI, GCCC) and the UK market (JCT, NEC), ensuring strict compliance and effective risk allocation.
• Financial Control: Direct the preparation of project budgets, accurate cash flow forecasts, and detailed Cost Value Reconciliations (CVRs) for the portfolio, presenting clear financial reports to senior management.
• Risk & Claims Management: Proactively identify, assess, and mitigate commercial and contractual risks across the dual-jurisdiction portfolio. Take the lead in managing and resolving complex claims, variations, and contractual disputes.
• Team Development: Lead, mentor, and manage the Quantity Surveying team, promoting commercial best practice, contractual awareness, and professional development.
• Procurement Oversight: Direct and oversee high-value procurement activities for all major subcontracts, ensuring commercially robust agreements are negotiated and finalized across both markets.

What You'll Bring

• Proven Experience: Demonstrable experience as a Commercial Manager or a high-performing Senior Quantity Surveyor (typically 8+ years) within a Main Contractor or Developer environment.
• Sector Expertise: Strong experience managing the commercial lifecycle of Residential and Commercial building projects is essential.
• Dual Market Knowledge: Experience or strong working knowledge of both Irish and UK contract forms is highly desirable due to the company's operating structure.
• Commercial Acumen: Exceptional strategic thinking, negotiation, and financial management skills, with a proven ability to drive profitable outcomes.
• Qualifications: A relevant degree in Quantity Surveying or Construction Economics. Professional chartership (SCSI/MRICS) is highly desirable.
• Location: Willingness to be based in the Cork/Limerick region with occasional travel required to UK sites.
